Service Terms & Home Access Authorization

Effective date: May 3, 2026

These Service Terms & Home Access Authorization apply to monthly services provided by My Home Stewards LLC, a Florida limited liability company, to the customer and property identified during checkout and onboarding.

Our role

My Home Stewards provides scheduled home watch, documentation, practical home-care support, and vendor coordination for South Florida homeowners. Our role is to help owners stay better informed about visible property conditions, recurring maintenance needs, vendor access, arrival readiness, and storm-related preparation or follow-up when available.

We act as a trusted home advisor and coordination service. We are not a licensed home inspector, security company, guard service, contractor, handyman, repair company, property manager, construction manager, insurance company, or emergency response provider.

Services

Depending on the selected plan and any approved add-ons, services may include scheduled visual checks, photo-documented visit notes, filter coordination, basic water-quality screening, vendor access coordination, arrival-readiness support, storm-readiness coordination, post-storm condition notes, and owner-requested practical home-care support.

All services are limited to visible, accessible, and reasonably observable conditions at the time of the visit. Visit notes are practical observations for the owner’s convenience and are not professional inspections, engineering opinions, code assessments, mold assessments, pest inspections, insurance evaluations, or guarantees that a property is safe, secure, damage-free, leak-free, or problem-free.

Owner responsibilities

The owner remains responsible for maintaining the property, insurance coverage, utilities, alarms, cameras, locks, HVAC systems, plumbing, electrical systems, appliances, roof, pool, landscaping, pest control, and vendor relationships. The owner is responsible for hiring licensed professionals when needed and for deciding whether to approve repairs, inspections, maintenance, remediation, or other work.

The owner agrees to provide accurate access instructions, alarm details, gate or building information, emergency contacts, preferred vendors, known property issues, pet information, excluded areas, and any other information reasonably needed for safe and appropriate service.

Access authorization

The owner authorizes My Home Stewards and its approved personnel to access the property for scheduled services, onboarding, vendor coordination, urgent issue coordination, and related service activities. Access may be provided by key, lockbox, smart lock, concierge, front desk, gate access, or another owner-approved method.

The owner authorizes My Home Stewards to take reasonable photos and notes for visit documentation, issue reporting, internal quality control, vendor coordination, and customer communication. My Home Stewards will not intentionally publish customer property photos or private property details for marketing without separate permission.

Vendor coordination

My Home Stewards may help coordinate owner-approved vendors, provide access, document visible status, communicate scheduling details, and relay owner instructions. Vendors are independent from My Home Stewards unless expressly stated otherwise in writing.

My Home Stewards does not guarantee vendor availability, pricing, licensing status, workmanship, timeliness, recommendations, or results. The owner is responsible for approving vendors and authorizing work. Where practical, My Home Stewards may request vendor license or insurance information, but responsibility for hiring and supervising licensed trade work remains with the owner and the vendor.

Storms, emergencies, and unsafe conditions

Storm-readiness, post-storm visits, urgent issue coordination, and similar services are subject to safety, access, weather, road conditions, local restrictions, curfews, staffing, and availability. My Home Stewards does not guarantee hurricane protection, emergency response, same-day response, post-storm access, or prevention of loss.

My Home Stewards may decline, delay, or limit service if conditions appear unsafe, access is unavailable, instructions are incomplete, alarms or animals create risk, weather conditions are dangerous, the property appears compromised, or a licensed professional or emergency service should be contacted.

Missed access

If My Home Stewards cannot access the property due to inaccurate instructions, lock or gate issues, alarm issues, building restrictions, unsafe conditions, or owner/vendor delays, the visit may be treated as attempted. Rescheduling is subject to availability and may result in additional charges depending on the circumstances.

Fees, billing, and cancellation

Monthly plans are billed in advance and renew automatically until canceled. Add-on services, materials, vendor coordination outside plan scope, storm-related requests, and special visits may be billed separately if approved by the owner.

Unless otherwise stated in writing, cancellation applies prospectively and does not automatically refund completed billing periods, completed visits, attempted visits, special scheduling, purchased materials, or work already performed.

Limits of responsibility

My Home Stewards will use reasonable care in providing scheduled services within the agreed scope. The owner understands that no home watch service can identify every issue, prevent every loss, supervise every vendor, or guarantee that a property will remain safe, secure, undamaged, leak-free, mold-free, pest-free, or problem-free.

As allowed by law, My Home Stewards is not responsible for losses, damages, theft, deterioration, missed conditions, vendor failures, system failures, weather events, acts of God, hidden conditions, inaccessible areas, owner-provided access issues, inaccurate information, or conditions outside the agreed scope of service.

As allowed by law, My Home Stewards will not be liable for indirect, incidental, special, consequential, punitive, loss-of-use, lost-rental, lost-income, emotional distress, diminution-in-value, or similar damages.

As allowed by law, any liability of My Home Stewards related to the services is limited to the fees paid by the customer to My Home Stewards for the affected property during the three months before the event giving rise to the claim. This limit does not apply where prohibited by law.

No waiver of non-waivable rights

Nothing in these terms is intended to waive rights or obligations that cannot legally be waived, including liability that cannot be limited under applicable law.

Privacy and data

My Home Stewards collects customer contact details, property information, access instructions, service notes, photos, vendor details, billing information processed through Stripe, and communications needed to provide service. This information is used for service delivery, customer communication, billing, records, quality control, safety, vendor coordination, and legal or insurance purposes.

My Home Stewards will use reasonable efforts to limit access to sensitive customer information and property access details. Customers should not send unnecessary sensitive information, cash-handling instructions, or unrelated personal data.

Changes to terms

My Home Stewards may update these terms from time to time. Updated terms will be posted on the website or otherwise provided to customers. Continued use of the service after updated terms are provided means the customer accepts the updated terms unless the customer cancels before the next service period.

Governing law

These terms are governed by Florida law. Venue for disputes will be in the state or federal courts serving Palm Beach County, Florida, unless another dispute process is later agreed in writing.

Customer acknowledgment

By subscribing, completing onboarding, providing access, or using the service, the customer acknowledges that the customer has read and agrees to these Service Terms & Home Access Authorization.

My Home Stewards is a home watch and stewardship service. We do not perform licensed plumbing, electrical, HVAC, roofing, mold remediation, construction, security, or pool repair. Outside work and materials require clear scope and owner approval.
